A Guide for Preventing Freezing Pipes This Winter

As winter settles in, freezing temperatures can bring a host of issues for homeowners. One of the most common and costly problems is frozen pipes. When water inside your pipes freezes, it expands, creating pressure that can cause pipes to burst. Here are some tips to help prevent your pipes from freezing this season.

Let Faucets Drip

During periods of extremely cold weather, allowing faucets to drip slightly can help prevent pipes from freezing. Let both hot and cold water faucets drip just enough to keep the water flowing. This is especially important for pipes located on exterior walls or in areas with poor insulation.

Seal Gaps & Cracks

Cold air can sneak in through small cracks or gaps around windows, doors, and in the walls, which can lower the temperature around your pipes. Inspect areas where pipes enter your home, such as around windows or in crawl spaces, and seal them with caulk. Also, check areas around dryer vents and exhaust fans, which can allow cold air to penetrate your home.

Keep Garage Doors Closed

If you have exposed pipes in the garage, be sure to keep the garage doors closed as much as possible during cold spells. Even if the garage is not heated, closing the doors helps keep the temperature inside higher. If you must open the garage for a vehicle or storage, make it a priority to close it immediately afterward.

Maintain Consistent Temperature

One of the best ways to prevent frozen pipes is to maintain a consistent temperature inside your home. If you plan to leave town or go on vacation, make sure your thermostat is set to at least 55°F (13°C). Avoid lowering the heat too much at night or during the day when you’re away, as this can allow the temperature in certain areas of your home to drop too low.

Know Your Water Shut-Off Valve Location

In the event that a pipe does freeze, or burst, knowing where your main water shut-off valve is located can help prevent significant water damage. Make sure everyone in your household is familiar with how to turn off the water supply quickly in an emergency.
